Want to live amid the Warehouse District bar revelry? Sidney and Michael Greenblat will give you the chance.

The father-son duo plan nine to 12 condos on the third and fourth floors of their 314 1st Ave. N. building. The location, next to the Fine Line Music Caf, is home to the Greenblats'

G&G Manufacturing, in what's known as the G&G Specialty Building.

According to Skyway News' Condo Pipeline (see page 20), there are 49 projects now in the works, none on 1st Avenue North. The closest proposal - the 21st Century Towers at 3rd & Hennepin - is one block north and a block away from 1st Avenue's nighttime madness.

Michael Greenblat told the Twin Cities Business Journal that the 780- to 1,050 square-foot condos would be outfitted with special sound-deadening windows. He said a restaurant might go on the first floor.
