The city's Planning Commission has approved plans for the upscale Chambers Hotel in the old Fairmont Hotel at South 9th Street & Hennepin Avenue.

The Commission signed off on the proposal by RWB Development Partners on Dec. 13, said Fred Neet, a principal city planner. The lead investor in the development group is Ralph Burnet, chairman of Coldwell Banker Burnet Realty.

The development group applied for a variance from the city to eliminate the required 13-foot setbacks on the building's east and south sides.

The Planning Commission also approved the boutique hotel's site plan on the condition the developers submit to the city a valet parking agreement, among other things. The agreement also requires the developer to complete site improvements by Dec. 31, 2005.

The Rockwell Group, will design the Chambers Hotel. The destination hotel will also feature cuisine by celebrity chef Jean-Georges Vongerichten.

The 53-room hotel, which will span between the Fairmont Hotel and the ProColor building, 909 Hennepin Ave. S., is expected to open early 2006.

Room rates in the Chambers are expected to range between $200 and $400.
