Seven developers have submitted proposals to purchase and redevelop the former Minneapolis Public Schools (MPS) headquarters at 807 Broadway St. NE.
MPS moved most of its employees out of the building last August, officially put it up for sale on Dec. 17 and accepted purchase offers through Feb. 22. All seven developers have been invited to present their proposals to the community at the Logan Park Community Center on March 20 at 7 p.m.
Proposals by Domain, Dominium, and Sherman Associates call for rental apartment units to be developed at 807 Broadway, which has approximately 240,000-square-feet of space available over the five buildings on the site.
A proposal by Greco contains 67 percent rental apartments and 33 percent multi-tenant commercial space. Kremer and Young, Hillcrest, and First and First submitted plans for 100 percent multi-tenant commercial space.
The 807 Broadway Task Force is a grassroots community group that formed to ensure the residents of Logan Park have a voice in choosing a developer for the site. From the beginning the task force has voiced strong opposition to any residential development at 807 Broadway, citing the large amount of rental units already available in Logan Park.
The task force has met with Dominium, Greco, Hillcrest and First and First, and have a meeting set up with Kremer and Young next week. Hillcrest and First and First emerged as the neighborhood residents' clear favorites when they went over the proposals at the February Logan Park Neighborhood Association meeting.
Over the next couple of months MPS will evaluate the offers with help from Community Planning and Economic Development (CPED) and negotiate a price with the selected buyer. The school board has the final say on the project and will eventually vote on the agreement between the chosen developer and MPS.
