Another apartment tower planned for downtown

Mortenson Construction is planning a 30-story apartment tower in the heart of downtown near the Hiawatha LRT line.

The 260-unit tower has been proposed for 400 Marquette Ave. S. — a parcel formerly home to a parking lot. It would be built near the Nic on Fifth project — a 26-story apartment tower Opus Development Corp. is building at 5th & Nicollet.

UrbanWorks Architecture, which is working with Mortenson on the apartment tower, presented a concept plan for the project at the Downtown Minneapolis Neighborhood Association (DMNA) meeting on Tuesday.

Gerry Ewald, chair of the DMNA, said the neighborhood group voted to support the project and Mortenson’s vision for connecting the tower to the skyway system.

“That block is really going to change in the next couple of years,” Ewald said.

The proposal comes as Minneapolis is seeing a major surge in residential development — particularly rental projects in the downtown area.

Another luxury apartment tower is under construction in Loring Park at 1369 Spruce Place. It’s the largest development underway in the downtown area. Once complete, it will be 36 stories and have 354 apartments.
